Plumbing Inspections:
• All sinks, drains, and shower/tub areas will undergo comprehensive inspections.
• Repairs for leaks, caulk issues, and clogs will be addressed as needed.
• Fixtures will be examined for hard water build-up.
Electrical Inspections:
• Lightbulbs will be checked and replaced if found faulty during electrical inspections.
• Visual inspections of light switches, outlets, and panels will be conducted.
• Replacement of electrical fixtures, if required, will be at the owner's expense.
Miscellaneous Inspections:
• Thorough inspections of all interior walls for damages; repairs will be undertaken for issues up to 25 square feet.

• Thorough inspections and repairs for leaks, caulk issues, and clogs in sinks, drains, and shower/tub areas as necessary.
• Inspection and cleaning of the garbage disposal.
• Visual checks for leaks and hard water build-up in fixtures; replacement due to damage or wear and tear is the client’s responsibility.
Electrical Inspections:
• Inspection and replacement of faulty lightbulbs.
• Visual inspection of light switches, outlets, and replacement of covers if necessary.
• Visual inspection of electrical panels.
• Client responsibility for the replacement of fixtures, covering parts or new fixtures.
HVAC Inspections:
• Replacement of A/C filter.
• Visual inspection of A/C condensate.
Miscellaneous Inspections:
• Inspection and repair of bathroom and kitchen cabinets as necessary.
• Annual re-caulking of sinks, faucets, windows, and other watertight areas.
• Water damage on cabinets due to unresolved plumbing fixture issues will not be fixed until the underlying problem is resolved.
• Thorough inspections of all interior walls for damages; repairs will be undertaken for issues up to 25 square feet.
• Visual inspection of all doors and parts.
